Our Dye Factory project marks the successful redevelopment of a historic warehouse and office building in Plaistow, East London. This ambitious venture transformed the site into 22 new residential units for sale. Collaborating with the Thornbury Group, we obtained consent through permitted development for 21 units, while securing planning permission for an additional unit on the roof.
The Dye Factory development encompasses two distinct blocks: one within the original warehouse structure and the other forming a separate wing connected by an external mews-like passage. Preserving the warehouse’s character, original Crittal windows were retained while modernizing the thermal performance with new internal insulation and secondary glazing. The newer wing introduced a courtyard for lower residential units, redefining the property’s layout.
Behind its warehouse-like exterior, the development boasts a backland mews ambiance. Green encaustic tiles adorn the main entrance, complemented by a curved black steel external stairway with mesh balustrades in the lightwell. The units were designed to meet residential space standards, emphasizing simplicity and an industrial aesthetic in their internal fit-out. Generous natural light streams into the properties through rooflights and large warehouse openings, enhancing the living experience.
Each unit within the Dye Factory project was meticulously crafted to meet residential space standards, offering simplicity in design and an industrial-inspired aesthetic. The interiors feature black stained timber, metal mesh detailing, white ceramic tiles, geometric floor tiling in bathrooms, and kitchens with vibrant blue base units. Duplex units showcase double-height spaces to amplify natural light and create an ambiance of space and sophistication within confined footprints.
